Greenfield:

Greenfield project is located in the north part of Bucharest (Padurea Neagra road), in Baneasa forest. The project is developed by Impact Developer & Contractor and is formed of 5 neighborhoods: Onix, Quartz, Topaz, Rubin and Blue, comprising a total of 620 apartments. The delivery of the apartments started in the summer of 2008 (with Topaz buildings) and it is planned to end in the winter of 2009 (with Quartz buildings). Rubin, Onix and Blue also have been delivered. The height level in Greenfield is between G+2F and G+3F. Rubin neighborhood contains also 34 villas.

Greenfield apartments have: individual central heating for each apartment, wooden-floor, tiles, double-glazed windows, internet, television cable and phone plugs for each apartment. Greenfield project has 24 hours security, several kids play areas and parking spaces. Starting from spring 2009, Greenfield will have a mini-market, a pharmacy and a fitness center. A sport field, a medical center and a kindergarten are going to be built by 2010.

“We strongly believe in this project as it is the only option to rent a new apartment in this area at a low price. A young couple can rent a new apartment, with new furniture for around 700 eur/month and live in a peaceful area in the middle of Baneasa forest…” says Daniel Prieto, managing partner of Grupo – FDP.

Grupo FDP has 10 apartments to manage in Greenfield-Rubin project and also has apartments in Topaz, Onix and Blue.

Acting as letting agency and property management company for its clients, Grupo FDP achieved in 2008 rentals of 650 euro for 1 bedroom apartments. Now, due to the market situation, the rentals Grupo FDP expects for Greenfield are between 450-550 euro/month.
