Quadra Place condominium was one of the first residential projects delivered in Bucharest. It is located in Polytechnic Park (Parcul Politehnicii) in Bucharest. The exact address of the project is Fabricii street, no 47, 6th district, Bucharest. Quadra Place includes 11 buildings (343 apartments). The number of floors is between G+6F and G+11F and it includes 68 studios, 132 1-bedroom apartments (called 2 room apartments in Romania ), 88 2-bedroom apartments (called 3 room apartments in Romania), 14 3-bedroom apartments (called 4 room apartments in Romania) and 19 penthouses with 2 or 3 bedrooms. The project also includes garages, parking spaces for owners of as well as for visitors, a solarium, and a kid’s play area. Each building has its own central heating and elevators. The project also include a surveillance system and 24 hour watch. Quadra Place was finalized in different stages, it started in summer 2007 and was completed in January 2008. It was completely sold out. Today the only available apartments in the project are the ones that are being re-sold by the initial investors. 80% to 90% of the buildings in Quadra Place are currently inhabited. Grupo FDP is managing nearly 40 apartments in Quadra Place, owned by 18 different legal and physical persons. For the owners who wanted to rent their apartments furnished, Grupo FDP has offered furniture packages and arranged everything through their furniture providers’ collaborators: Neoset, Mobexpert and IKEA who offer special discounts to FDP’s clients. We have achieved rentals from 500 to 1,100 euros per month for studios, 2 and 3 rooms apartments, turning Quadra Place into one of the most successful investments in Bucharest up to now. Acting as letting agency and property management company gave FDP a great knowledge of the residential market in Bucharest.
